										<content:encoded><![CDATA[<p>Overlooking the hospital from a hillside, the Foss Home received a comprehensive set of improvements including a new 10,000 SF addition and the complete renovation of the existing 12,000 SF. Included are executive and administrative assistant offices, the modernization of the 90-person Board Room, a new elevator and stair tower, restrooms, a new 30-person secondary board room, conference rooms, a new catering kitchen, and ancillary support spaces. Studio KLP was responsible for all architectural, engineering, interior design, and furniture selection. As speculative office space structures, the architect’s initial involvement was to develop documents for construction of the building’s exterior skin, lobby spaces, and vertical circulation core.<br />
The client’s request was for a simple and straightforward commercial office building where the primary building materials would provide long-term maintenance-free serviceability along with aesthetic value. The design revolved around renovating a manufacturing facility into a state-of-the-art headquarters which required a complete reconfiguration of the existing interior spaces into distinct nodes. This separation of space was used to accommodate test tracks, labs, an executive suite, a new fitness room, lockers, a food court, and numerous other spaces essential to the client’s operations. The façade features a refined blend of white stone, charcoal flat-seam metal panels, sleek silver standing seam metal accents, and dynamic aluminum composite paneling, creating a layered, contemporary look. Floor-to-ceiling glass windows surround the structure, maximizing natural light and offering transparency that reflects the bank’s values of openness and trust.</p>
<p>Inside, the modern aesthetic continues with a palette of muted greys and whites, complemented by dark wood accents that lend warmth and depth to the space. This combination creates a rich, professional atmosphere that resonates with clients and employees alike. Designed to streamline operations, the building houses Community Bank N.A.’s administrative and loan departments, a fully operational branch bank, and executive offices, making it a centralized hub for the bank’s regional activities.</p>

										<content:encoded><![CDATA[<p>The project was conceived by the owner as an opportunity to have interactions with employees, clients, and the local community in a safer, mask-free environment during the difficult days of the COVID pandemic. These times required a more creative approach to the typical congregating for meetings and other employee and community gatherings. For them, this modest-sized flexible building could become a respite to enjoy a well-deserved healthy lifestyle and to continue the community outreach that they are known for.</p>
<p>Although the project has not been constructed yet, the intensions are still the same; to make the campus and this building a place to grow together as a community. The yearly community picnics and activities will continue, but in a new and vibrant indoor/outdoor space. The building represents a small “outreaching” gesture towards the neighboring community, as well as a place of business to bring together ideas and growth for the future of the forward-thinking and growing company.</p>
<p>The location of the pavilion was thoroughly considered by the owner. Its final location was bordering the edge of marshy area with natural bermed edges that allowed the building to be nestled in a cozy natural pocket, far enough from the main campus building, yet close enough to the neighboring community. 										<content:encoded><![CDATA[<p>Located near the historic village of Milford, Pennsylvania, this small office building is on a wooded site populated with a number of truly significant trees; consequently, an arborist worked with the architects to develop unobtrusive stone parking areas to minimize runoff and retain the sites natural features. The building materials include flat cedar siding, bluestone pavers, and terne-coated stainless steel roofing, which echo the site’s colorations.</p>
<p>The building’s side profile (which is a simple double shed roof) allows for natural ventilation during this mountainous area’s cool summers through continuous high clerestory windows. Deep overhangs provide passive solar shading to the large work space which faces southwest.</p>
